How do you see the London property market in five years time? The London property market has spent much of the period between 2014 and 2020 in a benign state, but the impact of the Covid-19 pandemic sparked it into life in a way that few expected. The most interesting facet has been the polarised nature of market performance which has been predicated upon the type of property rather than the underlying economic backdrop. As people began to become accustomed to working from home, space became ever more precious, as did outside space. We saw certain areas in SW and NW London flourish whilst areas with an oversupply of flats really stalled.

The market has also had to become accustomed to far fewer international buyers but we feel that this part of the market will return with some vigour as the impact of the pandemic begins to dampen. Like all markets, the housing market is subject to changing fortunes and after a prolonged period of stagnation following a flurry of major political events in this country between 2014 to 2019, it would not be surprising to see a period of strong growth in prime areas particularly for houses with significant outdoor space. We expect to see a ‘flight to quality’ in the coming years. 

Is now a good time to review existing mortgage terms? 
There has never been a better time to review your mortgage. The rates are currently at historically low levels with scarcely believable fixed rates being available. Has Covid changed health/life cover? 
I think the past year has brought into focus ones mortality and as such, protecting your dependents has become a priority. We specialise in providing a bespoke service where we advise clients on all aspects of their protection needs focusing on prioritising the client’s requirements and those of their dependents. Our team have extensive knowledge of their subject and are very adept at sourcing the most competitively priced policies even when clients have complicated, underlying health conditions. 

What areas of the market currently seem more buoyant? 
At present, there is high demand for lateral space and indeed outdoor space. Houses in leafy London areas with strong transport links to the City and the West End are proving most popular whereas the ubiquitous flat market is less popular at present. 

What was the most complicated/ expensive/difficult situation you’ve been able to provide the solution to? 
We see such wide-ranging requirements and it is very rare that we are not able to find appealing solutions for our clients. Whether it is arranging financing to purchase the next home without selling the current property (very popular at present) or assisting clients who are buying a property that is presently configured as flats but will be converted back to a single-family dwelling, the Henry Dannell team prides itself on delivering the highest quality of advice and service to our clients.
